Construction is nearing completion on Ibis La Mesa, a $29 million residential development poised to add 72 housing units, including affordable housing, to La Mesa by the end of the year.
Good and Roberts, an affiliate of the construction firm C.W. Driver Cos., recently reached the project's topping-out milestone, signifying that structural work has been completed on the eight-building community being developed for Sea Anemone LLC.
Located on a 2.5-acre site formerly occupied by a medical office building, Ibis La Mesa will feature a mix of townhouse- and apartment-style residences designed for working professionals and families.
The development features 30 townhome units spread across four buildings, including 25 two-bedroom townhomes and five live-work loft units. Three stacked-flat apartment buildings will provide 22 additional units, while a separate affordable housing building will contain 10 units. In total, 62 units will be rented or sold at market rates, with 10 designated as affordable housing.
Project officials said the first building, which will house the affordable units, is expected to be completed this month. The remaining apartment buildings and townhomes will be delivered in phases, with final completion anticipated by the end of 2026.
The live-work units will feature three-story layouts with flexible spaces designed to accommodate home offices, creative studios and other work-from-home arrangements.
The development is located near downtown La Mesa, Grossmont Center and major transportation corridors, including Interstate 8 and State Routes 94 and 125.
Amenities will include landscaped courtyards, pedestrian walkways, shaded gathering areas, barbecue and outdoor seating spaces, community planter boxes, and garden beds. The site also offers views of the surrounding hillsides and Mount Helix.
Architectural features include contemporary rooflines, varied façade treatments, stucco finishes and large-format siding materials intended to blend with the surrounding neighborhood while providing a modern design aesthetic.
The project is located at 8940 Dailey Road and 5101-5125 Garfield Street.
