An 18,900-square-foot industrial warehouse at 955 S. Andreasen Dr. in Escondido has been sold for $4.3 million, the real estate brokerage CBRE announced Monday.
CBRE's Matt Pourcho, Casey Sterk and Anthony DeLorenzo represented the seller, 955 Andreasen LLC, in the transaction. The buyer was a private entity also represented by CBRE.
The property is situated on approximately one acre. It features turnkey interior improvements, including a 20-foot clear-height warehouse area, office space, and solar rooftop, making it suitable for corporate headquarters or owner-user occupancy, according to CBRE.
"This transaction reflects continued demand for well-located, functional industrial assets in a supply-constrained submarket," said Pourcho, executive vice president at CBRE.
Located in North County, the warehouse benefits from access to key transportation corridors, including State Route 78 and Interstate 15, providing connectivity across the region.
The Escondido submarket is characterized by strong industrial fundamentals and limited available inventory, CBRE said.
The greater Escondido industrial market remains one of the tightest in Southern California, with vacancy rates around 1%, and limited new supply, according to CBRE Research.
This constrained environment continues to support rental growth and sustained demand for industrial assets across North County.
