Cushman & Wakefield brokers Aric Starck, Drew Dodds and Alex Bush represented the landlord, Investcorp, in the transaction.

"This lease exemplifies the strong appetite among tenants for modern industrial properties that deliver both operational efficiencies and Class A improvements," Starck said in a statemwnt. "The building's combination of warehouse features, office integration and secured yard space meets a unique set of requirements that are increasingly rare in today's market.

"The long-term commitment by a full-building user highlights both the asset's quality and the ongoing momentum for industrial leasing along the SR 78-corridor."

Groundworks is a specialized full-building user with operational needs spanning warehouse, office and vehicle-based activities. The lease structure was tailored to accommodate these requirements, offering flexibility for both current operations and future growth.
