Event venue company acquires Vista industrial building for $3.1M

The event venue company Trademark Venues acquired a 9,294-square-foot industrial building at 1210 Distribution Way in Vista for $3.1 million, the brokerage JLL announced Feb. 5.

Trademark Venues will relocate its corporate headquarters and warehouse operations in Bonsall to the freestanding property. Occupancy is scheduled for some time this quarter.

JLL's Chris Baumgart represented the seller, Sun Ventures, LLC, in the transaction. Trademark Venues was represented by Billy Long of Balboa Real Estate brokerage firm.

"[The fourth quarter of 2025] was one of the most active owner-user quarters we have seen in North San Diego County in some time," Baumgart, managing director at JLL, said in a statement. "This sale, along with several other transactions currently in escrow, highlights the continued demand from business owners investing in long-term facilities for their operations. Stabilizing interest rates and improving economic fundamentals are supporting this momentum.

"Owner-user real estate activity remains strong across multiple submarkets, supported by improving economic conditions and increased confidence among private business owners."

Vista continues to benefit from a diverse employment base, proximity to regional transportation corridors, and a limited supply of quality small-bay industrial product, making it an attractive location for owner-users seeking functional real estate for corporate and warehouse needs, according to JLL.
